scheme design for alterations and extensions to listed dwellling house

the client wished to improve the functionality and increase the size of the existing kitchen in the Category 'C' listed building.

Gary's proposed design solution sought to retain as much of the existing dwellings stonework walls as possible while opening up both the new and existing dwelling to the west; creation of new full height glazd terrace doors allows the new lounge space to flow seamlessly onto the new external evening terrace.

After both planning approval and listed building consent were achieve in late October 2018, Building Warrant for the works was achieved in two weeks in earlier February 2019.

the new open plan space allows the revised kitchen to connect the existing house to the new fully open plan lounge space, while still retaining toilet and utility room facilities in the north east corner of the extended building.

both kitchen and lounge spaces have high level 'catherdral' style fully height ceilings with rooflight windows to provide both natural daylight and ventilation to the revised spaces.

the new single storey roof forms are connected by a aluminium drainage trough, allowing the existing main house stair window to be retained unaltered and to a great extent enhanced by the proposed new works.

as the existing rear single storey section roof was in need of re-furbishment, the new works will allow the long term future of the dwelling to be enhanced through the new additions.
